Bathroom waterproofing AS 3740

Internal wet areas — bathrooms, ensuites, laundries, powder rooms. Liquid or sheet membrane, two coats minimum, full-height behind shower walls, bond-breaker on every floor-to-wall junction. New builds and remedial both.

Balcony & podium AS 4654

External above-ground waterproofing for balconies, podium decks above carparks, terraces and parapet flashings. Trafficable polyurethane or PMMA where there's foot/vehicle traffic, sheet systems where it's covered.

Planter boxes & retaining

Constant water-contact applications. Planter beds, retaining wall positive-side, garden bed perimeters. Sheet systems with full primer compatibility — these are the leakers nobody catches until the wall behind starts blowing.

Basement tanking

Negative-side and positive-side tanking for below-grade basements, lift pits, plant rooms. Cementitious tanking systems where the build allows; injection grouting where there's already water ingress to deal with.

Leak detection & remedial

Visual inspection, moisture testing, water testing. Most repeat leaks are misdiagnosed rather than unfixable — half the job is finding the actual entry point, not just sealing the symptom area. Quoted with the remedial work in the same visit.

Strata committee work

Why Sydney Waterproofing Fails

I get called to fix other contractors' membrane work more often than I'd like. The mistakes that produce a failed bathroom or balcony are almost always the same handful — and almost always avoidable. Here's what actually goes wrong on Sydney jobs, and how I handle each one.

Problem #1

Old membrane, applied too thin

If your bathroom is from before the early 2000s and has never been redone, the membrane is almost certainly out of compliance. Standards have tightened. Coverage rates have gone up. The product chemistry has changed. A pre-AS-3740-2021 membrane that was rolled on light-handed isn't going to survive a modern shower head and Sydney humidity together.

Our fix

Modern AS 3740 retrofit: substrate fully prepped, primer matched to surface, two coats of liquid or sheet membrane to the data-sheet coverage rate, full-height behind shower walls, bond breaker over every movement joint.

Problem #2

Movement at the floor-to-wall junction

Buildings move. Tiles don't. The corner detail where the floor meets the wall is the single most common failure point in any wet area, and it almost always traces back to a missing or wrong-spec bond breaker. Water then tracks behind the skirting tile and quietly soaks the timber framing for months before anyone notices.

Our fix

Bond breaker tape over every floor-to-wall junction without exception, then membrane applied over the top. The detail flexes with the building rather than fighting it.

Problem #3

Sydney humidity during install

Membrane chemistry depends on a precise cure window. Pour or roll on a wet-week morning at 88% RH and you'll get blushing, microbubbles and a poor inter-coat bond when the next layer goes down. Sydney's coastal humidity isn't theoretical — it's a real install constraint that most contractors ignore.

Our fix

Reschedule install if humidity is out of spec. I'd rather push a job a day than lay membrane into conditions that compromise the bond.

Why is bathroom waterproofing failing in older Sydney homes?

Three reasons I see week-in, week-out. First, the original membrane is older than AS 3740 actually requires, or it was rolled on too thin. Second, movement at the floor-to-wall junction has cracked the corner detail and water tracks behind the tile. Third, someone retiled over a screed that was already wet — the membrane below was compromised but nobody pulled it up to check.

Modern AS 3740 retrofits go to higher coverage rates, get proper bond breaker on movement joints, and use sheet or liquid systems that handle slight substrate flex. If your bathroom is from before the early 2000s and has never been redone, it's almost certainly out of compliance.

How long does waterproofing take to cure in Sydney's humidity?

Most modern membranes are designed for AU humidity, but Sydney's coastal air does add cure time on the wettest weeks. Plan on 24–48 hours before tiling or pressure on a fresh wet-area membrane in summer humidity, and up to 72 hours on enclosed bathrooms with poor airflow. We'll always tell you on handover when it's safe to push the next trade through.

Can you waterproof over existing tiles?

Sometimes — a liquid membrane can go directly over sound, well-bonded existing tiles if the bond is intact and the substrate is structurally OK. We always test first; if there's any drumming, hairline cracking or movement, the tiles come up. Going over failing tiles just buries the leak. Honest answer: we'll tell you which it is on the site visit.

Can you fix a leak that other waterproofers couldn't?

Often, yes. Most repeat leaks are misdiagnosed rather than "unfixable". We start with proper leak detection — visual inspection, moisture testing and water testing — before quoting a remedy. If we can't help, we'll tell you straight.

Do you waterproof bathrooms in apartments and strata buildings?

Yes — strata and apartment work is a big part of what we do. We can supply the warranty certificate strata committees usually ask for, work to AS 3740, and coordinate access with building managers. Bathrooms in older apartments often need leak detection first; we'll quote both in the same visit if there's water tracking through.

Do you handle strata committee approvals for balcony waterproofing?

Yes. Most strata committees ask for the same package: scope of work, product data sheets, proof of $10M public liability, NSW trade licence, AS 4654 compliance statement, and a finished-job warranty certificate. I've put that pack together for enough buildings now that it's templated — I send it through with the quote so the committee can sign off without back-and-forth. After completion, the warranty PDF goes to you and the building manager same day.

Can you waterproof an occupied apartment bathroom?

Yes — most of the apartment work I do is occupied. The reality is the bathroom is unusable for 2–4 days depending on the scope (longer if it's a full strip-out and re-tile). I dust-control with negative-pressure extraction so the rest of the home stays liveable, mask doorways, protect adjacent floors, and stage the work so plumbing comes back online as fast as possible. If you've only got one bathroom, I'll usually recommend a serviced apartment for the cure period — pushing it costs you more later.

What does waterproofing a bathroom cost in NSW?

Depends on the job. The factors are wet-area size, whether tiles are coming up, whether there's any leak detection involved, the membrane system you spec, and whether walls go full-height or just splash zone. New-build bathrooms (clean substrate, no demo) are the cheapest. Remedial jobs where we're stripping a failing wet area down to slab cost more because the labour is in the demo and the make-good. AS 3740 compliance is the floor on quality, not a premium tier.

Waterproof membranes & tiled wet areas

Silicone joints are sacrificial — replace every 3–5 years. Annual grout sealer keeps water from soaking grout joints. Watch for drumming under tiles, efflorescence on grout, spongy timber framing nearby — catch these early and you've got a small repair; ignore them and they become a full strip-out.
